Green Corridor Extends From Cutler Bay to Miami Shores

Ygrene Energy Fund

A green corridor comprised of Cutler Bay, Palmetto Bay, Pinecrest, South Miami, Coral Gables, Miami and Miami Shores has been formed to assist in financing energy related improvements to property.  Formaly named The Property Assessed Clean Energy District (PACE), this new corridor will enable businesses and residents to finance energy related improvements to their properties through a special assessment on their property.  This program is strictly voluntary and provides a list of contractors as well as energy efficiency assessments.   If you can save money on your electric bill, would you take advantage of this program?

Truluck’s Restaurant: Wonderful Seafood Decadent Desserts

Worth the Guilt!

Taking full advantage of Miami Spice‘s first month, some friends, my husband and I visited Truluck’s Seafood, Steak and Crab House on Brickell.  It was a perfect evening!  We walked from the Jade condominium, a few blocks away, and even though we are in August, there was a pleasant breeze.

Although they had a great Miami Spice Menu, we opted to order from their main menu.  Everyone thoroughly enjoyed their meal and the Miso Glazed Seabass was absolutely amazing.  For dessert, we shared a piece of chocolate cake so large it is served with a knife and cake server!

Miami Spice Is Back – Two Months of Great Restaurants

Miami Spice is worth staying in, or visiting, Miami during the hot months of August and September.  In addition to the daily lunch and dinner specials offered at many of  our best restaurants, some of the participants are offering happy hour specials.

There are so many participating restaurants this year, it is going to be hard to choose.  If you live here, be adventurous and try a new restaurant, maybe even outside of your immediate neighborhood.  If you are visiting, try Pubbelly and Barceloneta Bistro on Miami Beach; Atrio Zuma and db Bistro Moderne in Downtown/Brickell; Ortanique and Graziano’s in the Gables; and one of my absolute favorites, Two Chefs in Pinecrest.  Their desert souffles alone are worth the visit.

Miami Real Estate: The Jade

The Jade is a beautiful, modern, waterfront building that is walking distance to all of the activity on Brickell Avenue.  Built in 2004, the Jade has amazing resort-like amenities including a spectacular infinity pool, state-of-the-art gym, entertainment rooms, private elevators to your residence, and views galore.

The Jade was one of the first luxury buildings completed during the boom and provides a great historical perspective of the boom, bust and now rebound of Miami real estate.  There are currently 23 units listed for sale out of a total of 326 units.  The average price listing price per square foot is $629.  In 2004 the average price per square foot of units sold was $540 and at the height of the market ini 2007 it was $805.

Approximately one-third of the building is still owned by original buyers who purchased in 2004 and 2005.  That fact, coupled with the fact that the majority of the sales that took place in 2008 and 2009 were cash purchases, results in a very stable condominium association.

Biscayne Blvd Buildings

Biscayne Boulevard in downtown Miami is still building services to provide conveniences for new residents that have moved into the buildings that were mostly empty during the real estate collapse.  Projects under, or soon-to-be-under, construction include Museum Park, the Port of Miami Tunnel, Whole Foods, and a multiplex movie theater.

Rental Rates On The Rise

With the increasing popularity of living in walkable communities, rents are on the rise in areas such as downtown Brickell and Coral Gables.  The fact that there are so many new buildings with great amenities and upgraded finishes, such as granite counter tops and modern kitchens and baths, in these two areas have lead to an increase in demand and rents.  An unfurnished 2 bedroom 2 bath condo in a newer building starts at $2000.

Miami ING Marathon Route – Plan Your Driving Accordingly

The ING Miami Marathon is this Sunday and, with a projected 20,000 runners, there will be traffic disruptions along the route.  Please plan accordingly or bring plenty of patience and courtesy.  This is a pretty big event that showcases our beautiful city and we want to roll out the welcome mat.  Traffic disruptions will probably start around 5:30 a.m. and last unit noon.

If you are a runner, consider joining the fun in either the 5K, 1/2 marathon or full marathon.
