The New York Times rent vs buy analysis says that overall, if you stay in a place for 5 years or more, you are better off financially buying. This analysis assumes that the landlord pays utilities, which for the most part in Miami-Dade is not the case. The tenant usually pays all utilities, except for those that are provided by, and included in, the condominium’s maintenance fee.

Today is the last day to vote for Florida’s Best Building. It was fun to go through the list and vote. I was surprised by some of the buildings that were on the list as well as by the ones that didn’t make it. The buildings are listed by city. Guess which is the only buildings in Coral Gables to make the list?

I don’t know about you, but as someone who lives in Miami, I am enjoying our bustling activity-filled weekends. This will be the third weekend in a row with a major event happening in town. In addition, the weather has been summer-like and perfect for the beach! Luckily many of the films shown during the festival, which runs through March, are shown at night.
Several articles in newspapers this week plus the Case Schiller index, help to illustrate the importance of remembering that real estate is local. Just because national housing news is negative, does not mean that is the case in Miami!
