Miami Beach Condos Have Many Different Architectural Styles

resized sobeThere are so many different styles of architecture on Miami Beach, it is no wonder that just about anyone can find their ideal building or home on the Beach.  From the Art Deco and post war buildings of passed decades to the current luxurious high rises, there are plenty of options in all price ranges for condo buyers.

South Florida Luxury Home Buyers Have Plenty of Buying Opportunities

According to Forbes’ America’s Most Expensive ZIP Codes, South Florida luxury real estate is not faring too badly, compared with states like California.  Granted, California has more expensive ZIPS according to the statistics used by Forbes and almost all of those ZIP codes show a decrease in price, but still, only four South Florida ZIPs made the top 500 list and only one, Fisher Island’s 33109 made the top 100 list.

Others on the list included Key Biscayne 33149 at number 199, Coral Gables 33146 at number 363 and Miami Beach 33154, which includes Indian Creek Village, Bay Harbor Islands, Bal Harbour, and Surfside, at number 494.

These South Florida cities have a high inventory, which will put a downward pressure on prices.  The only city that did not see a decrease in it’s median home price was Coral Gables.

The Architecural Diversity of South Florida's Real Estate

One of the many things I enjoy about living in South Florida is it’s cultural diversity, but I never appreciated the architectural diversity until I started driving around taking pictures for this blog.  Thanks to George Merrick, we have the Old Spanish style that graces Coral Gables and is sprinkled throughout South Florida.  Our proximity to the Florida Keys resulted in Key West-style homes, though the ones in Miami-Dade County are significantly larger than the original Key West homes.  In downtown Miami we have amazingly modern skyscrapers such as the Espiritu Santo Plaza/Conrad Hotel building, Four Seasons, and the Jade.  Miami Beach, known for its Art Deco and Mimo architectural styles, also has modern, Miami-chic style homes, some of the most spectacular on  Dilido, Rivo Alto, Palm, Star, or one of the other islands.  What’s your architectural style?  No matter what it is you can probably find it in South Florida.

  • Lowest Sales Price: $200,000 for a 1,261 square foot duplex on a 2,499 square foot lot.  Bank-owned foreclosure.
  • 54 of the sales were water front properties

Condos

  • Total condos sales in 2008: 1,303
  • Highest Sales Price: $12,360,000 for a  8,900 square foot unit on Fisher Island
  • Lowest Sales Price: $39,000 for a 711 square foot bank-owned foreclosure

So Much To Do, So Little Time!

No, this blog does not pertain to the hundred and one things we all must do on a daily basis to empty our honey do lists, work lists or any other lists. This has to do with all of the fun things there are to do in South Florida, but many of us never get around to doing. Whether you live in Florida year round, visit us when it gets cold up north, or own a second home or investment property here take advantage of some of the awesome events that go on in our town.

Miami Spice WebsiteCurrently, probably to help with the summer lull and increase business, there is the Miami Spice event. One of my favorite restaurants on the list is the Setai. Not only is the outside “zen” area a wonderful place for pre-clubbing drinks (great Lychee Martini), it is a nice place to wind down and relax. During Miami Spice, which runs through September, you can get a 3- course meal for $35.

The Miami International Wine Fair , which benefits the American Red Cross, starts this weekend and runs through the 10th.

If wining and dining isn’t your thing, you can tour Vizcaya Museum and Gardens; Sundays in September are free! In the evening, you can take in a movie at University of Miami’s Bill Cosford Theatre. Want to take your children to a museum without them rolling their eyes? Check out the Dr. Seuss exhibit at the Miami Children’s Museum.ILoveSouthFla.com

Of course this list isn’t even the tip of the iceberg and does not include the obvious activities, such as going to one of our great beaches, renting a boat, or taking in a Dolphins or Marlins game. Whatever you do, take time to enjoy the variety of activities South Florida has to offer and thank your lucky stars that you live in such a wonderful place!
