Miami Real Estate and EWM Make The News Overseas

On August 13, the Financial Times of London posted a video titled Foreign Buyers Flock to Miami.   EWM’s Ron Shuffield and Carole Smith were featured in the story, which highlighted the following:

  • 2011 was a record year for the number of sales of single family homes and condos
  • Majority of foreign buyers are from Venezuela, Brazil and Argentina
  • 2011 60 % of sales from foreign buyers and 90% of them paid cash
  • 2012 sales jumped 20% in first 1/2 of year.
  • 65% of June 2012 sales were cash sales 90% of the sales were to foreign buyers
  • Sunshine, multiculturalism and global access are features that make Miami so attractive to buyers

Miami-Dade Real Estate: Sales Are Still Going Up

EWM’s Coral Gables office had another amazing week in sales.  Over $23,000,000 in sales and leases this week, the week before schools start.  That follows last weeks’ $19,800,000+ in sales and leases.  The fact that sales are so high the last two weeks of summer vacation is a sign that the real estate market in Miami-Dade County continues to recover.  The number of sales (25) equaled the number of leases this week and were only slightly lower last week (21 sales and 25 leases).  This week we had 14 new sales listings.   Last week we had 8 new sales listings.

  • The breakdown in price range for the sales for single family and condosin our office over the last two weeks was:
  • 11 between $1,000,000 -$4,000,000
  • 9 between $500,000 & $999,999
  • 12 between $300,000 & $499,999
  • 12 between $100,000 and $299,999
  • 2 under $100,000

These numbers show that the luxury market is starting to recover, the lower priced inventory has significantly dropped as investors pick up properties, and demand in the middle price range is still strong.  If you are in the market to buy or sell, give me a call to discuss prices in your specific area.

Is Another Historic District Going To Be Added To Coral Gables?

The City Beautiful may want to consider changing its name the The History Preservation City.  In addition to Coral Gables’ list of locally designated historic properties, they have a number of historic landmarks.  One of them, the Alhambra Water Tower, is prominently featured on the upper right hand corner of ILoveSoFla’s blog.  The De Soto Plaza and Fountain is another one.  Now the City of Coral Gables is considering adding Coral Way between Anderson Road and Alhambra Circle  to its current 21 historic districts.

Ransom Everglades Middle School – Answer to “Where’s J Wo”

Since schools start today, I thought it only appropriate that my answer to my August 10 “Where’s JWo” was school related. This pirate is located on Ransom Everglades’ Middle School Campus, one of the top private schools in Miami-Dade County.  In addition to high educational standards, the middle school campus boasts some of the most amazing waterfront property in Coconut Grove.

According to the school’s website, the middle school campus also houses two buildings listed on the National Register of Historic Places:  The Pagoda, built in 1903, and the Paul Ransom Cottage, built in 1909.

Gated Communities in Pinecrest: Palms Estates

Directly across the street from Red Oaks and behind Arboretum Estates is the ultra private Palms Estates.  This gated enclave of six homes, ranging in size from 4,000-7,500 square feet on half acre lots, has not seen a single turnover since the homes were built, between 1995-1998.

School Starts Monday – Please Drive Carefully

Traffic around Miami was heavier this week since some private schools  started classes and public school employees were reporting to work.  Miami-Dade Public Schools and local universities will start classes on Monday, so please be patient and considerate, allow more travel time to get to and from where ever you are going, remember school speed zones, and please stop for pedestrians; it is state law.

Latest Technology Is Paramount In Today’s Real Estate Market

Gone are the days of having to receive paperwork via e-mail (or fax!), print it out, sign it, scan it, pray all of the pages scanned correctly and e-mail it to next party, who has to go through the same process, before the executed contract comes back completely illegible.

Not only does e-signing make for much neater contracts, it also expedites the offer-to-executed-contract process.  As a buyer or seller, you no longer have to be waiting by a printer, fax machine, or scanner.  You just open the file, acknowledge that the electronic signature is legally binding, choose your signature, and sign, initial and date where indicated with the click of a key stroke!  As soon as you are done, the program automatically sends it to the next person for their signature.

Truluck’s Restaurant: Wonderful Seafood Decadent Desserts

Worth the Guilt!

Taking full advantage of Miami Spice‘s first month, some friends, my husband and I visited Truluck’s Seafood, Steak and Crab House on Brickell.  It was a perfect evening!  We walked from the Jade condominium, a few blocks away, and even though we are in August, there was a pleasant breeze.

Although they had a great Miami Spice Menu, we opted to order from their main menu.  Everyone thoroughly enjoyed their meal and the Miso Glazed Seabass was absolutely amazing.  For dessert, we shared a piece of chocolate cake so large it is served with a knife and cake server!

Gated Communities in Pinecrest – Arboretum Estates

Just south of Red Oaks and next door to Wayside Fruit Stand is Arboretum.  This gated community of 11 single family residences was built between 1991 and 1993.  Homes  range in size from 4,000 to 6,000, lots from 15,000 to 19,000 square feet.

The residents really love Arboretum; there has not been a property listed for sale in there since 2010!  It sold for $1,600,000 ($320 per square foot).  Homeowners fees are $1,000 per quarter.
