Pinecrest Gardens – Answer to Last Week’s Where’s J Wo?

Pinecrest Gardens, the site of the old Parrot Jungle on Red Road in the Village of Pinecrest, is more than a beautiful tropical garden.  It could also be considered the Village’s downtown.  Since the Village’s borders are US 1, Red Road, 136 Street and 88 Street, there weren’t many areas to create a Village Center when the Village first incorporated in 1996.  Today, Pinecrest Gardens hosts a weekly farmer’s market, a jazz series, classical concerts, art exhibits, plays, a horticultural series, movie nights, food tastings, and so much more.  Couple it with the Village Community Center and the Library and it is definitely the place to hang out in Pinecrest.

Gated Communities In Pinecrest: Sanctuary At Pinecrest

The Sanctuary at Pinecrest is on 112 Street, next to the Village of Pinecrest Community Center and Pinecrest Gardens.  Twelve homes are tucked into this enclave built by nationally recognized, award wining builder Brookman-Fels.  Built between 1995 and 1998, the homes sit on over 33,000 square foot lots and are between 5,200 -7,900 square feet under air.  The last sale in the  Sanctuary at Pinecrest was in August of 2009.  It closed for $1,577,900, $285.44 per square foot.

Summer Is Almost Over, Will The Miami Real Estate Slow Down?

In most markets in the country, Labor Day is the official end of summer because children are back in school and the weather starts getting cooler.  Along with students settling in their seats, the real estate market also starts to slow down since parents try to make their move to align with the start and end of school.

As anyone who lives here will tell you, Miami is not like most cities in the country about anything and real estate is no exception.  We actually have two real estate markets, the “traditional” one that is from Spring to Summer and the “snowbird” market that is from Fall to Spring.  So basically, year round!

With the huge number of sales we are posting in 2012 and the amount of cash that is still out there, I do not see the market slowing down.

If you are a seller that had been considering selling but were holding back until prices came up, now is a good time to list your home.  Inventory is down, demand is up, and prices in many of our neighborhoods have increased.  If most sellers wait until the “traditional” listing season, you will have more competition next Spring.

If you are a buyer, know that competition is tight.  You are going to need to be prepared if you want your offer to be accepted.  If you are not paying cash, be pre-approved for a mortgage.  The more money you put down, the stronger your offer will be.  Know the market and the listing history of the house you are putting an offer on.  If the house is price well based on relevant sales in the neighborhood and the house has not been on the market long, don’t make a lowball offer.  It isn’t the buyer’s market it was two years ago.

Happy Labor Day!

I know that Labor Day is a celebration of the American worker and the huge contribution labor makes to the prosperity and success of  our country.  I didn’t remember much from my history class about the history of Labor Day, so I looked it up.  Interesting, but then I came across Thebar.com Labor Day Drinks and spent way more time on that site.  Based on the number of reviews, I thought about trying the Bulleit Bourbon Lemonade.  I reconsidered because I figured any drink that has a misspelling as part of it’s  name should probably be avoided.  I thought the Baileys Shiver would be a good choice, since it is a gazillion degrees in Miami today.  I was going to add protein powder to offset the horrific number of fat and calories but then saw the Buchanan’s with Coconut Water.  Coconut water has become such a hot sports drink, it sounds like a good compromise….better yet, think I’ll just have a cold beer!

Criterion Estates in Pinecrest

Located on Red Road between Coral Oaks Tennis Club and Pinecrest Gardens, Criterion Estates was developed between 1996 and 2001.   There are a total of 7 two-story homes that range in size from 5,200 square feet to over 8,000.  The lots are 22,000-32,500 square feet and have beautiful landscaping.  The last sale was in 2009 for $1,555,000 or $263.47 per square foot.
