November was a busy month in Pinecrest.  There are currently 127 listings on the market, 18 of which were added to the MLS in November.  There are a total of 42 listings under contract, 12 that went pending in November.  14 properties closed in November out of a total 227 sales to date for 2013.  The highest sale for November is pictured above.  It closed for $3.175 million.  Coldwell Banker was the listing broker and EWM was the selling broker.

The highest priced sale so far this year was 6500 SW 98 Street, which was listed by the Campins Group and sold by Shelton and Associates.

Properties Close To Public Transportation Popular During and After The Recession

Properties that were in communities near public transportation with frequent routes did 42% better in maintaining their value than those that were not near public transportation.  As real estate sales in Miami continue to rise, neighborhoods near public transportation are some of the areas with the tightest inventories.

Many communities, such as Brickell and Coral Gables, have added trolleys and many suburban communities, such as Pinecrest and Palmetto Bay, have added People Movers.

Gated Communities in Pinecrest: Arabesque

Arabesque in Pinecrest

The lush, gated entrance to these 18 single family homes, is located just off of 77 Avenue in Pinecrest.  The Hollub-built homes were constructed between 1988 and 1993 and range from between 3,000 to just under 4,000 square feet.  Located in northwest Pinecrest, Arabasque has wonderful access to U.S. 1 and the Palmetto, and is walking distance to parks, Miami Palmetto Senior High School, shops and restaurants.  The quarter acre lots make these homes some of the most affordable single family homes in a gated community.  The last home sold in Arabesque sold in May of 2012 for $652,000 or $174 per square foot.  The annual maintenance for homes in this gated community is $1700.

Gated Communities In Pinecrest: Pinecrest Grove

The entrance to Pincrest Grove is located on 60 Avenue, a short walk or bike ride to the Community Center, library, Pinecrest Gardens, Pinecrest Elementary School, and Wayside Market.  This gated community in Pinecrest consists of 9 single family homes built on one acre lots.  Most of the homes were built in the early 1980’s and range in size from 5,300 – 6,900 square feet.  There is an annual maintenance fee of $1,050 per year.

There is currently only one house available for sale in Pinecrest Grove.  It is listed by Josie Wang of Avatar.

This house was also the last closed sale.  It closed in June of 2011 for $1,330,000.

Gated Communities In Pinecrest: Sanctuary At Pinecrest

The Sanctuary at Pinecrest is on 112 Street, next to the Village of Pinecrest Community Center and Pinecrest Gardens.  Twelve homes are tucked into this enclave built by nationally recognized, award wining builder Brookman-Fels.  Built between 1995 and 1998, the homes sit on over 33,000 square foot lots and are between 5,200 -7,900 square feet under air.  The last sale in the  Sanctuary at Pinecrest was in August of 2009.  It closed for $1,577,900, $285.44 per square foot.

Miami-Dade Real Estate: Sales Are Still Going Up

EWM’s Coral Gables office had another amazing week in sales.  Over $23,000,000 in sales and leases this week, the week before schools start.  That follows last weeks’ $19,800,000+ in sales and leases.  The fact that sales are so high the last two weeks of summer vacation is a sign that the real estate market in Miami-Dade County continues to recover.  The number of sales (25) equaled the number of leases this week and were only slightly lower last week (21 sales and 25 leases).  This week we had 14 new sales listings.   Last week we had 8 new sales listings.

  • The breakdown in price range for the sales for single family and condosin our office over the last two weeks was:
  • 11 between $1,000,000 -$4,000,000
  • 9 between $500,000 & $999,999
  • 12 between $300,000 & $499,999
  • 12 between $100,000 and $299,999
  • 2 under $100,000

These numbers show that the luxury market is starting to recover, the lower priced inventory has significantly dropped as investors pick up properties, and demand in the middle price range is still strong.  If you are in the market to buy or sell, give me a call to discuss prices in your specific area.

Gated Communities in Pinecrest: Palms Estates

Directly across the street from Red Oaks and behind Arboretum Estates is the ultra private Palms Estates.  This gated enclave of six homes, ranging in size from 4,000-7,500 square feet on half acre lots, has not seen a single turnover since the homes were built, between 1995-1998.

Just south of Red Oaks and next door to Wayside Fruit Stand is Arboretum.  This gated community of 11 single family residences was built between 1991 and 1993.  Homes  range in size from 4,000 to 6,000, lots from 15,000 to 19,000 square feet.

The residents really love Arboretum; there has not been a property listed for sale in there since 2010!  It sold for $1,600,000 ($320 per square foot).  Homeowners fees are $1,000 per quarter.
