New Insurance Factors To Consider When Buying Your Home

A couple of weeks ago, I wrote a post about how cheap flood insurance is if you don’t live in a flood zone.  After last Wednesday’s heavy rains, even many of us who do not live in flood zones witnessed flooded streets and front yards.  Before you go out and buy  flood insurance, you need to be aware that on Tuesday, October 1, federal flood insurance rate hikes kicked in.  That does not mean you should not get the insurance, since it is still affordable compared to other forms of insurance, but depending in what flood zone you live or are buying, in, the rate hike could increase nearly tenfold.  If you purchased prior to July 6, 2012, the increases will be at 25% per year until you reach the new non-subsidized rate.  Many states, including Florida, are trying to delay the federal hikes until the impact on the real estate market can be taken into consideration, but the current congressional stalemate has tied up the bill.

The second insurance factor to consider when buying your home is hurricane insurance.  By now everyone has heard that Citizen’s, our insurer of last resort, wants to get out of the insurance business and is giving incentives to smaller insurance companies to take over windstorm insurance.  Although wind mitigation discounts are still given, there is a good chance that insurance premiums are going to increase fairly significantly.  Both of these insurances should be taken into consideration in your financial calculations when you are purchasing your home.  Phil Lyons, at Insource Insurance, can assist you in determining how much properly insuring what is most likely your biggest asset will cost.

I am a big fan of the Pub Belly team.  Although I have never eaten at their original restaurant, Pub Belly, I am a frequent eater of Pub Belly Sushi, Barceloneta tapas, and now, Taco Belly.  The tacos pictured above are Korean beef with Kimchee, and although they were my favorite everything we tried was very good.  Typical of the Pub Belly team, these are not your ordinary tacos.

10 Things To Do In Miami In October

I love October in South Florida.  Not only does the weather start to tease with occasional cooler, drier temperatures, but it is the official start of our art season.  Although we now have cultural activities year-round with our monthly art walks, museum exhibits, and great musical programming at the Arsht Center and venues throughout South Florida, we really kick into high gear in October.  Here is a list of some venues to try in October:

Miami Real Estate Is As Hot As Our Summers, But Not Bubbling Yet

An article by Robert Shiller in today’s New York Times concluded that though housing prices have increased by double digits, we are not in a housing bubble yet.  His conclusion was based on the result of a questionnaire he and Professor Case sent out to recent home buyers in four major cities.  Although Miami wasn’t one of cities where buyers were asked the questions, many of the answers apply here.  Most of the people that were asked:

  • did think real estate was going to appreciate more than 5% in the short term
  • did not think real estate was going to increase significantly in the long term
  • thought real estate was the best investment for long-term holders, but the percentage of respondents who believe that was down from the 2004 hype leading up to most recent bubble
  • responded that they bought in order to rent the property

After comparing this year’s answers to 2004’s answers (when we were heading into the bubble),  Professor Shiller does not think we are heading to a bubble yet.  He also does not seem convinced that “irrational exuberance” won’t happen again soon.

Based on the number of new condo projects proposed for downtown Miami (40), the fact that rental activity is starting to level off as rents increase, the U.S. government might shut down, and both hurricane and flood insurance continue to increase, I think the recent price increases are going to level off to a more historic level.

Tomorrow is the second Wednesday in September, which means it is time for WineWednesday at Anacapri Wine Bar in Pinecrest.  If you have never been, you are in for a treat.  $10 is all it costs to sample dozens of wonderful wines from around the world.  They also have  food to sample while you are sipping wine and socializing with friends.

Flood Insurance…Do You Need It?

Many areas in Miami are in flood zones and, if you are purchasing a property with a mortgage, you will be required to carry flood insurance.  However, there are many areas in Miami that are not considered flood zones.  I received a little flyer from FEMA letting me know that although I am not in a flood zone, I am less than a mile away from  a high-risk flood area. According to FEMA, this means that I have at least a 1-in4 chance of flooding during my 30-year mortgage.

Considering how cheap flood insurance is, as low as $129 per year if you are not in a flood zone, I think it is worth getting.  Especially in storm-prone South Florida.

Properties Close To Public Transportation Popular During and After The Recession

Properties that were in communities near public transportation with frequent routes did 42% better in maintaining their value than those that were not near public transportation.  As real estate sales in Miami continue to rise, neighborhoods near public transportation are some of the areas with the tightest inventories.

Many communities, such as Brickell and Coral Gables, have added trolleys and many suburban communities, such as Pinecrest and Palmetto Bay, have added People Movers.
